I specialise in bad credit mortgages because very few brokers are interested in offering this specialist advice as the process is very time consuming. Understanding adverse credit lenders criteria is far more complex, time consuming and trickier than dealing with a mortgage from a High Street lender. With only a handful of subprime lenders to choose from, getting it right first time is very important.

An important thing to understand is that when you receive mortgage advice, I have a duty of care to recommend the most suitable mortgage for you and be able to justify why the particular mortgage I recommended is right for you. If my advice is not up to scratch you can complain and be compensated.

I am qualified

There’s an awful lot to choosing the right mortgage as it is not as simple as just the cheapest fixed or tracker rate mortgage you can find. I have to be qualified to give you mortgage advice. I have the Financial Planning Certificate (FPC) Levels 1, 2 & 3 and Certificate in Mortgage Advice & Practice CeMAP

I know my industry

Mortgage criteria has tightened considerably over the past few years but I deal with lenders on a day-to-day basis. I know which lenders can process your application without unnecessary delays. I also know the background criteria that a lender has and can bring this experience to bear when advising you and processing your application. Because I might put a lot of business to a particular lender in a year, I can make the process as smooth as possible by liaising with the underwriters directly.

It’s not just about the mortgage

I won’t just advise you about your mortgage. I will also look at any related life insurance, payment protection and even buildings and contents insurance you have. I will recommend insurance based on your new mortgage arrangements to make sure you are fully protected in the event of:

  • Death
  • Critical illness (such as cancer, heart attack or stroke)
  • Redundancy
  • Income replacement

I have a choice of five insurances I can recommend for these products saving you the time and effort of having to shop around.

As with all insurance policies, conditions and exclusions will apply

My Fee

My fee for arranging a Bad Credit Mortgage is £2,290 regardless of the mortgage amount and is payable in two parts.

  1. £295 is payable once a lender has been found and you have passed an Agreement in Principle (AIP). This AIP means you will have passed a credit search & score (if necessary) and passed the lender’s initial underwriting criteria. This fee is non-refundable and will be due once you receive an AIP.
  1. The balance of £1,995 is payable when a mortgage offer is issued.

Please note that I only get paid on results – when I get you an AIP and when I get you a Mortgage Offer.
